STUDENTS:

If your parent/guardian provides financial support while you are in school, they will become your guarantor. We ask that they send an email to leasing@theomnibusgroup.com upon submission of the resident’s application. This email must come from the guarantor’s email address and must include the student’s full name, prospective address, and they must state that they will be financially responsible for the individual. 

NON-STUDENTS:

If your monthly gross income does not meet our requirements, you must have a guarantor to be approved. We ask that your guarantor send an email to leasing@theomnibusgroup.com upon submission of the resident’s application. This email must come from the guarantor’s email address and must include the resident’s full name, prospective address, and they must state that they will be financially responsible for the individual.

*Some properties may require the guarantor to submit a separate application to be considered. Should this be the case, we will request one. 

INCOME: 

To be considered, you must have a monthly gross income of 2x the monthly rent. If your income is not sufficient, we may require a guarantor.

CREDIT:

Credit score acceptance is dependent on the situation. Many students do not have credit scores, so we will require a guarantor. We may require a double security deposit and/or a co-signer if your credit is below this threshold. 

There is a $30.00 non-refundable fee associated with the application. This covers the background and credit checks. The application will not be submitted until the application fee has been paid. 

If you would like to apply for a property and do not have a social security number, please email leasing@theomnibusgroup.com for information. 

The time it takes to process your application is dependent upon a couple of things. If you have previous landlords, we request rental references to better help us determine approval. Sometimes rental references can come back in as little as ten minutes and sometimes they take a few days. If you have a guarantor, the time it takes to completely process your application is dependent upon how quickly we receive communication from them. 

To help speed up the process, ensure you have all necessary documents attached when applying. Be sure to check your email frequently, as we may communicate with you should we have any questions or concerns about your application.  

You will receive a communication, sent to the email you provided on your application. This email will include a link that takes you to your tenant portal. Once your account is set up, you will be able to read and sign your lease, all online! 

Your portal will allow you to pay rent, schedule payments, request maintenance, etc. If you have any questions about your tenant portal or the post-approval process, please send an email to leasing@theomnibusgroup.com with your questions. 

The security deposit is due upon lease signing. Once your lease is signed, access your portal to pay your security deposit. You may also mail a check, just be sure the prospective tenant’s name is clear, and that “security deposit” is written in the memo line. Checks can be made out to “The Omnibus Group, Inc.” You can mail checks to the address shown below:
